Step 1
Choose

Pick the plan that matches how much help you want. Some sellers only need MLS exposure, while others want added support and upgraded marketing.
Step 2
Create a Listing
After checkout, you’ll access our online portal to enter your property information and upload photos. You’ll be guided through the key details the MLS requires (features, room counts, HOA info, disclosures, showing instructions, remarks, etc.).
Step 3
Work with Buyers
Once your information is complete and submitted, we prepare your MLS listing and send it back to you to review.
Turnaround time: Less than 24 hours after the owner uploads all required information and it’s complete (weekends/holidays may affect timing).*
Step 4
Closing
You choose how showings happen (appointments, call/text first, lockbox, etc.). You’ll communicate directly with buyers and buyer’s agents, schedule showings, and evaluate feedback — on your timeline.
Earnest money: iLISTuSELL does not hold earnest money — that’s handled by the closing/escrow provider selected for the transaction.

Buyer’s agent compensation: your choice (including $0)
You can offer any amount you want — including $0 — to a buyer’s agent.
That said, many sellers choose to offer a competitive amount to encourage showings. A typical range is often 1% to 3% of the purchase price (market-dependent). Offering more can increase interest from buyer’s agents, but the decision is always yours.
Important: iLISTuSELL does not deduct anything from the buyer agent’s commission at closing.
Where your listing can appear online
Once your listing is live in the MLS, it can be distributed to major home-search websites buyers use every day — including Realtor.com, Zillow, Trulia, Homes.com, and many additional sites through MLS distribution channels and publisher networks.
